2. Get The Facts About Your Builder

When looking into new construction homes for sale, it is wise to check out the reputation and financial strength of the builder. Get “spec sheets” on home features covering everything from floor plans to energy efficiency, including lot availability and delivery of your home.

3. Check Out The Neighborhood

Learn as much as you can about the community.  Discover what amenities it has to offer. Are there restaurants, parks, and schools nearby that will fulfill your needs? Furthermore, think of how you will be affected by commuting routes and times. These are all important factors you’ll need to know for your home-buying checklist. 

4. Negotiations

Often buyers don’t realize that there may be room for negotiating prices, upgrades or options. For example, Some “premium lots” are priced higher and are sometimes saved to be sold last. Yes, it’s new and typically it’s built with modern materials that are more durable, low maintenance, quieter, and safer. But because nothing is perfect, even if it’s new, it would be wise to hire a licensed home inspector. If you do hire a home inspector, ask if he or she is certified in conducting new construction inspections.
